Spring Housing Market Update for the Vail Valley 2022

Residential real estate in Eagle County maintained its blistering pace in March as people continue to purchase homes despite rising prices. Home inventory has plummeted year-over-year while prices have risen over 20 percent.

According to the most recent statistics from the Colorado Association of Realtors, new listings for single-family homes were down 30 percent from March 2021 (58 compared to 83). Median sales price is up 24 percent ($1,535,000 compared to $1,237,500). And the inventory of homes listed for sale is down 46 percent (89 compared to 2021’s 166).

The news on the multifamily front isn’t much different. New listings for townhomes and condos were down 12 percent in March (121 vs. 137 in 2021). The median sales price jumped a staggering 30 percent, from $925,000 in 2021 to $1,202,500. And days on market nosedived from 91 days in March 2021 to 27 in 2022, a 70 percent plunge. Home inventory also took a hit, sinking from 239  to 133, a 44 percent drop year-over-year.
