To give you a taste of what’s available and coming soon, we’ve traveled down Speer Blvd. to profile five developments that highlight what Denver renters are excited about.

Trivista on Speer

Wouldn’t it be great to spend less time sitting in traffic and more time with the breeze blowing through your hair? Just off the Cherry Creek walking and bike path, Trivista on Speer could be your dream home. This brand-new luxury apartment building at the southeast corner of Speer Blvd. and West 14th Ave. is now leasing its 322 units in the Golden Triangle Creative District.

Trivista is no cookie-cutter building: choose from multiple floor plans no matter how many bedrooms you need. Building amenities include a pool, game room, outdoor lounge, two-story fitness center, rooftop deck, pet grooming station, conference rooms, courtyards with fire pits, mountain views, and, of course, bike storage and repair space so you can take full advantage of the trail.

Parq on Speer

If you like to hold things in your own hands before you buy them, try living above 12,000 square feet of retail at the Parq on Speer. This high-rise, 16-story, 300-unit building at Speer Blvd. and Bannock St. in the Golden Triangle is offering “modern apartments between city and nature” adjacent to the Cherry Creek walking and bike trail, the Creative District’s many museums, Civic Center Park’s live music and food trucks, and myriad restaurants and coffee shops.

Apartments range from studios to three bedrooms and include amenities such as smart home technology and — get this — bathroom occupancy sensors. Building highlights include mountain views, valet service, co-working space, complimentary bike rentals, an indoor-outdoor dog park in the sky, and a 24/7 concierge. Units are now pre-leasing; studios start at $1,710 per month and three-bedroom homes start at $5,610 per month.

Modera West Wash Park

If you’re going to live in Denver, why not enjoy the Rocky Mountains whenever you can? Live at Modera West Wash Park and you can admire their majesty every day from the 9,300 square-foot rooftop deck. Southeast of downtown off Speer Blvd., at 400 North Grant St., this luxury building will comprise 241 units with expected availability early next year.

The perfect building for pet owners with active lifestyles, Modera West Wash Park will have a dog wash and dog run, bike maintenance and storage, and a club-quality fitness center overlooking the pool deck and its spa, cabanas, outdoor TV lounge, fire pits, and grilling stations. Reserved parking is available, too. Studio, one-, and two-bedroom apartments will provide all the amenities you’d expect: nine-foot ceilings, wood plank-style flooring, quartz countertops, full-sized in-unit washers and dryers, and more.

Luxe at Mile High

For those who need a little distance from downtown, Luxe at Mile High will offer upscale apartment homes catering to short- and long-distance commuters who enjoy an active, outdoor lifestyle. Opening in late July, this five-story, 382-unit building sits at 3200 W. Colfax Ave. in the West Colfax neighborhood near Broncos Stadium at Mile High.

Like other apartments nearby, the Luxe’s rooftop lounge will offer impressive views of downtown, you’ll have space to clean and repair your bike, and your dog will be able to unwind in its own spa and bark park. Rents start at $1,660 for 585 square feet with one bedroom and one bathroom. A spacious 1,385 square foot two-bedroom, two-bathroom unit will run $3,125 and up. When you’re not luxuriating in your decorator-designed apartment, you can hit the Lakewood Gulch Trail or the building’s coffee bar.
