5 Things to Know Before Moving to Arvada, CO

The popular suburb of Arvada, located in Jefferson County, has been a key part of the Denver metro area since the time Colorado achieved statehood. Located northwest of Denver, Arvada is almost 36 square miles and is home to over 100,000 people.

Arvada is bounded to the north by 88th Ave. and Hwy. 72, Hwy. 93 on the west, I-70 on the south, and Sheridan on the east.

What should someone know before moving to Arvada?

It’s very commuter friendly and conveniently located! The RTD light rail G line connects Arvada to Denver’s Union Station with three stations — 60th and Sheridan, Olde Towne Arvada, and Arvada Ridge.

West Arvada provides you access to Golden, Morrison, and North and South table Mountain. It’s a short commute for the outdoor enthusiast and gives you a head start on the ski traffic. East Arvada can be a few minutes from the restaurants of Olde Town Arvada, Berkeley, 38th, and Tennison and an easy trip into downtown Denver, also a 25-minute drive to Boulder.

What are some of your favorite things about living in Arvada?

The location, the running and biking trails, and monthly events in Olde Town. The restaurant scene has really picked up in the last few years. Teocalli, Lady Nomada, and Cochino, to name a few. Don’t forget to swing by the Rheinlander bakery.

What outdoor activities are there to do in Arvada?

There is an intricate and extensive system of walking and biking trails in Arvada. Regardless of where you live, there is sure to be easy access to 149 miles of paths in the area. Additionally, you’ll find 3,400 acres of parks, open space, and greenbelt areas in Arvada. This region is one of the best for enjoying Colorado’s outdoors.

Not to mention easy access to North and South Table mountain. As desirable as a place like Golden, CO is, Arvada offers you an opportunity to have similar outdoor experiences without the purchase price of Golden.

What family-friendly activities are there to do?

Olde Town holds monthly holiday events, such as this year’s Halloween Trick or Treat Street on October 28th. Olde Town hosts weekly farmers’ markets during the spring and summer months. The roads through Olde Town have also been permanently closed, allowing pedestrians to walk throughout the town without having to worry about their kids and traffic.

What are some of your favorite restaurants?

I’d say Teocali, Lady Nomada and Cochino….I might like Tacos.

STiX Crafthouse is a new, high-end sports bar that just opened.

Stone Cellar Bistro, a new farm-to-table restaurant has also recently opened on Olde Wadsworth.

Is now a good time to buy a home?

Absolutely. Arvada has become one of the more desirable locations in Denver Metro. Right now, more than in the last several years, buyers have power in the contract. Not only do they have options due to increased inventory, but they also have sellers who are competing for their business!

It’s been tough for buyers through COVID and while the spring saw purchase prices 100K over asking and foregoing an inspection, now you can get homes under contract at the asking price and can use your buying power to ensure the home is move-in ready and affordable. If the timing is right, getting in before the predictably busy spring would be a huge advantage.

What kind of homes are for sale?

There is a little bit of everything. Like much of the west side of the City, Arvada has been developed on old agricultural land. This means there are several agriculturally zoned homes throughout the east and west side of town. There are new builds, newer townhomes, and developments mixed in with some older-style farm homes and everything in between. One of my favorite pockets is along W 62nd and Pierce. A trip down Pierce will make you feel like you’re in a more rural community while being less than ten minutes from Denver and 2-3 minutes from Wadsworth.

 

For people wishing to escape the city of Denver, Arvada is often at the top of the list as the community most convenient to the foothills. Residents enjoy good schools and Olde Town is a desirable downtown area with many restaurants, shops, and points of interest.
